These statistics are updated throughout the day from the Las Vegas REALTORS® MLS. Here is what each number tells you about the Las Vegas real estate market.

Homes for sale (inventory). More listings give buyers more choice and negotiating power. Falling inventory usually means prices firm up and homes sell faster.

Median list and sold price. The median is the midpoint of all prices, so a handful of very expensive homes does not distort it. Compare list and sold medians to see how much room buyers have to negotiate.

Days on site. A short average means well-priced homes are moving quickly. Long averages suggest buyers are more selective, especially at higher price points.

Homes sold. Closed sales show real demand. Watch the trend from month to month rather than a single snapshot.

Remember that the Las Vegas real estate market is many smaller markets. Strip high-rises, guard-gated estates and entry-level homes can move in different directions at the same time. For a reading on your own neighborhood or price point, ask Maritza or request a personal home value analysis.

Seasonal patterns. In Las Vegas, spring and early summer usually bring the most new listings and buyers, while the holidays tend to be quieter. Luxury and second-home buyers, however, are active all year, especially when Californians visit during the cooler months.

Interest rates. Mortgage rates affect what buyers can afford and how many are actively searching. Cash buyers are common in the luxury and high-rise segments, which can make those markets less sensitive to rate changes.

Using the report. Sellers can use these numbers to set realistic expectations before listing. Buyers can see how much room there may be to negotiate and how quickly to act when the right home appears.
